Chapman Village
New Home Community in Conway, SC

Chapman Village is a new home community in Conway starting presales in November of 2025.

The first set of preliminary plans were submitted for review in December 2022. A submittal for the proposed development of Chapman Village subsequently was submitted in January of 2024. The Chapman Village property is situated on 11.83 acres right off of Medlen Parkway on the north side of downtown Conway. Midtown Village and Elmhurst are a couple of the existing subdivisions that are adjacent to where Chapman Village will be developed.

The "Chapman" family, like other prominent families in Conway's history, were involved with land ownership, agriculture, and contributing to the development of the town. In Conway, SC, the "Chapman" family that is often recognized for its prominence is the Chapman family connected to the Chapman Plantation. The Chapman Plantation, established by members of the family, was a key property during the region's agricultural economy, especially in the 18th and 19th centuries.

Current plans in the new home community of Chapman Village are to develop 45 single family homes ranging in lot sizes from 5,475 square feet to 5,995 square feet. Conway City Council approved the subdivision name in February 2023 and the Planning Commission approved the street names in Chapman Village in March of 2023.

In March of 2024 there was a request to pay the fee-in-lieu of providing open space for the development.

The Forestar Real Estate Group purchased this property in July of 2024 and will be developing the property. Forestar Group Inc. is a residential lot development company with operations in 57 markets and 23 states. Based in Arlington, Texas, the Company delivered more than 14,900 residential lots during the twelve month period ended December 31, 2023.


In October of 2017, Forestar Real Estate Group became a majority owned subsidiary of D.R. Horton. As a result, although nothing has been formally announced, it is reasonable to anticipate Forestar Real Estate Group to ultimately supply these residential lots to D. R. Horton for the purposes of building out the new home community of Chapman Village.

Land development in the Conway new home community of Chapman Village is well underway and model and spec homes are being constructed.
